You would be correct if have noticed that there are more and more young people getting into the Williams Lake real estate market.  A recent study by the National Association of Realtors showed that 36 percent of home buyers are millennials (people born between 1980-2000).  The next largest group of home buyers are Generation X (people born between 1965-1979).

Regardless of the type of home – stand alone, condo or townhouse, this next generation of savvy home buyers knows what they are looking for in the housing market and how to find it.  As one of the top realtors in Williams Lake, I would like to share the following features that millennials are looking for in their next home.

Technology

The importance of technology to any millennial cannot be understated.  This statement also applies to what millennials will be looking for when purchasing a home.  Wireless internet has replaced phone jacks and cable hook-ups as a selling feature for millennials.

Interior Design

The rooms that are most important to millennials may come as a bit of a surprise to you.  The two most important rooms are the kitchen and the bathroom.  If you have been thinking about renovations for resale, I suggest that you spend your money in these two areas.

Kitchens details that are important to millennials include:

  • Open concept
  • Granite countertops
  • Tile or hardwood flooring
  • Stainless steel appliances
  • Modern cabinetry and overall look

Millennials view the kitchen as the most important room in the entire house as it is seen as the room that most of the entertaining will happen. The open concept floor plan is attractive because it allows conversation to permeate into other rooms such as the living room.

Bathroom details that are important to millennials include:

  • Powder room
  • Vanity mirrors
  • Modern look

Many millennials also work from home so additional office space is another coveted feature to include.

Location

The location of a home has always been a major factor for any home buyer.  However, millennials feel that walkability and proximity to public transit are as important of selling features as location to schools or parks.

Efficiency

Millennials are acutely aware of their environmental footprint and pride themselves on being part of a global world. Part of what they are looking for when searching for that perfect home is energy efficiency and having as green a home as possible.
